What buyers should hear

You generally have more room to compare homes, inspect carefully and negotiate than buyers had during the frenzy. That does not mean every good property is discounted.

  • Compare total monthly cost, not just list price.
  • Study taxes, insurance, HOA dues and likely maintenance.
  • Use condition and days on market to shape the offer.
  • Keep financing ready so patience does not become hesitation.

What sellers should hear

The market is less forgiving of optimistic pricing and deferred preparation. Buyers see competing listings instantly, so the first two weeks matter.

  • Price against current competition and recent closed sales.
  • Fix distractions buyers will use to justify a lower offer.
  • Make photography, presentation and showings count.
  • Judge offers by terms, financing and risk—not price alone.

This reel came out of my open house at 730 Dentwood Trail in Prosper—a beautiful home in a neighborhood that deserved to be shown off. I wanted people to see the property, get a feel for the area, and get a pretty accurate preview of what it is like to work with me.

For Buyers

Know the payment and the property.

  • What will taxes and insurance do to the monthly number?
  • Which repairs are immediate, and which can wait?
  • Do commute and amenities work for the exact address?
  • What does the seller care about besides price?
For Sellers

Know the competition and the cost.

  • Which active listings will buyers compare against yours?
  • What preparation will produce a return?
  • What are the estimated proceeds after payoff and expenses?
  • How will you respond if the market rejects the price?
Property-Level Details

DFW is not one uniform market.

A metro statistic cannot price a renovated Richardson home, a west Plano property or a new McKinney listing. Neighborhood, price range, age, condition, lot and school assignment change the picture.
